In mortgages, we normally know these 2 general types of Fixed and Variable Mortgages. We then compare the interest rate and choose between these 2 types.
However not known to many of us, there is a 3rd option using Line of Credit to pay for mortgages.


In this self-explanatory example, the saving is not only in MONETARY term but also shorten the DURATION of payment significantly.

There are few banks like Manulife Bank and BMO that offer such mortgages using LOC and with the FLEXIBILITY of not locking into our other deposits and savings when we put them in such “one” account. Careful planning must be done to ensure the LOC type of mortgage is structured in such a way.
These can be used for RENTAL properties and you can get a “pre-approved” mortgage if you are looking into buying properties.
Even if your mortgage term is not up for renewal, it is good for you to make a comparison and make an informed choice.
